<br />2.3 Bradley Real Estate, Inc. Is requesting concept development plan approval for
<br />designation of a property as a planned unit development at 1159 Larpenteur
<br />Avenue (Roseville Center). The proposed site modifications include the installation
<br />of new pylon signs, upgrading of the existing retail center building (uniform color and
<br />design), development of a convenience food restaurant (Taco Bell) on the site
<br />formerly occupied by Fina Petroleum, and preparation of the site formerly occupied
<br />by Margolis Nursery for a future retail tenant. The original application was
<br />submitted on September 8, 1997. Several meetings were held with representatives
<br />of Bradley Real Estate to discuss the project, the potential involvement of the City
<br />in the project, and the need to develop alternative site plans that addressed the
<br />development on the corner and implementation of the Larpenteur Streets cape Plan.
<br />On November 10, 1997, the request was scheduled for the December planning
<br />Commission meeting. On November 11, 1997, the applicant submitted a letter
<br />waiving the 60 day review period (based on potential City involvement and the time
<br />needed to develop alternative site plans). A public hearing on this request will be
<br />held by the Planning Commission on December 10, 1997; however, the item will not
<br />be placed on the City Council agenda until January 12, 1998. For this reason, the
<br />time line for agency review must be extended for 60 days, from January 9, 1998, to
<br />March 9, 1998.

<br />2.4 Frederick Chute is requesting a variance from Section 1004.02 of the City Code to
<br />reduce the side yard setback to four feet and the rear yard setback to three feet for
<br />the purpose of constructing a two car attached garage at 2416 Lexington Avenue

<br />designation of a .54 acre portion of a parcel at 2075 Snelling Avenue North from
<br />Business to Medium Density Residential, for 60 days, from January 12, 1998, to
<br />March 12, 1998.
