The senior apartments would be located closest to the existing <br />commercial sites to the south and furthest froni the single family residences to the north. <br /> <br />.; <br /> <br />. <br /> <br />This parcel is Ideally located for senior housing needs. The site is located within walking <br />distance to a wide variety of services, adjacent to public transportation, and located in. . <br />a safe neighborhood. This senior housing development would act as a transition <br />between the more intense commercial properties to the south and the residential <br />neighborhoods to the north. Senior housing fits well on this site as the additional traffic <br />Impact from seniors tends to be minimal. There are a number of <br />existing and newly built senior rental options that cater to an upper end clientele, as well <br />as approximately 300 units of ~ubsidized senior housing providing for the housing needs <br />of very low income. Roseville, however, does. not have senior housing for those who <br />cannot afford the upper end and do not qualify for subsidized housing. The proposed <br />senior housing would help -fill that void by offering affordabl~ rents in the $500- <br />$6OO/month range. Also, the market rate units would offer rents In the $675 - <br />$775/month range, still below the $800 - $1500/month rents of other senior properties <br />in the area. <br /> <br />.. <br /> <br />MSP Real Estate, Inc. would design and market these buildings exclusively for seniors <br />62 years and over. Optional meal, nursing, house-keeping and other support services <br />are available on an independent, individualized basis. <br />R' ~ <br />Each building will be comprised of" one- and two-bedroom units In a luee story <br />elevatored building. The buildings will be constructed with an attractive low maintenance <br />brick and vinyl exterior.
