The <br />project will also contain approximatel;J;on-grade parking stalls and up ~ weather. <br />protected underground stalls. <br /> <br />Each building will contain a spacious lobby and lounge area with ample space for <br />socializing and gathering. There will be a large community room equipped with a full <br />kitchen and storage capacity to provide maximum. flexibility. Each floor will also contain <br />a laundry room, as well as additional storage units. Hallways will be well lit with energy- <br />saving light fixtures, and each unit will have its own entryway offset to provide residents <br />an area to decorate to their personal taste. <br /> <br />The buildings are contemplated to contain 60~. one-bedroom units and 40% two- <br />bedroom units (which may be modified according to feedback from the market study and <br />. focus group sessions). Rents will start at a tremendously affordable rate of $510 for a <br />one-bedroom and $620.00 for- a .two-bedroom unit: all rents include heat. Underground <br />garage stalls are projected to cost an additional $35.oo/stall. One-bedroom units will.be <br />over 700 square feet, whereas two-bedroom units will be over 900 square feet. Half of <br />the units will be available for rental at market rates, and will rent for $675 for a one- <br />bedroom and $775 for a two-bedroom. <br /> <br />These senior apartment homes are geared toward an under-seNed senior population <br />segment in Roseville. Whereas new market-rate senior housing- rents for $800-15001 <br />month and seNes an upper-middle and upper-end clientele, and Roseville's subsidized <br />. housing serves the very lowest income levels; this property is geared toward seniors who <br />cannot afford the former and do not qualify for the latter. Half of the apartment homes <br />in this property will be income-restricted. Tenants' annual income for a one-person <br />household cannot exceed $20,800 and $23,800 for a two-person household; these <br />amounts are adjusted annually. Half of the apartments would contain no income <br />restrictions. These units will be geared to an Independent living market with few services <br />offered, and thus the pricing is less than Roseville's existing service Intensive projects. <br /> <br />Each unit will contain a large kitchen with an appliance package which includes <br />disposal, dishwasher, frost-free refrigerator, range and double sink. Cabinets will contain <br />additional wall blocking in order to make them more easily convertible for wheelchair <br />access. Bathrooms will be extra large to allow for wheelchair accessibility. Each unit will <br />contain ample closet space and will also contain a separate walk-in storage space. <br /> <br />Units will be air-conditioned with Individual sleeve air conditioners. Heat will be supplied <br />through a hot water, gas-fired central boiler system. Each resident will have a thermostat <br />to control their own unit temperature. Units will also be equipped with emergency call <br />seNice and an intercom security system for additional resident safety. <br />
