Trash Enclosure - We will relocate the trash enclosure to the northwest comer
of the building and match building materials. It still will be an exterior enclosure,
however. It will be accessed through the three handicap parking spaces on the
north side of the building.

2. Circulation - We will change the entire site plan to a one way configuration. We
will do this by striping with arrows showing the traffic movement and signing all
entrances accordingly. The back entrance will be signed on the left or east side
with signage that indicates "no left turn". It will be signed on the right side with a
dual purpose sign which will indicate that the parking and drive thru are straight
ahead around the building. We were not able to move the building any further to
the north as it needs to stay in its current location to allow us to have a drive thru
lane during the interim period while the old building is still in operation.
However, we have added three additional feet of green space along the north
border of our property . We took a hard look at providing diagonal parking spaces
as part of the one way traffic movement on the site. Doing so would cause a loss
of between 6 and 10 parking spaces, and fall below what our standard is for
minimum parking for an Arby's/Sbarro.

3. Landscaping - Based on comments from staff, we are adjusting the landscaping
to incorporate the recommended site triangles on both sides of our exit for safety
reasons. We have removed all trees from utility easements. Furthermore, we
have provided a landscape strip along the back edge of the building and a
landscape island by the entrance . sign on the northwest comer of the lot.
Furthermore, we have removed any shrubs from car overhang areas.

Q
Iii

5354 Parkdale Drive, Suite 100
Minneapolis, MN 55416-1690
ph. 612.546.3391 · fx. 612.546.8342
