--

CITY OF ROSEVILLE PLANNING DISTRICT EV ALVA TION
Date: August 13, 1994, Revised September 12, 1994

DISTRICT:

13

Total Developable Land: 4.15

Residential Acres: 4.15

Commercial Acres: 0.00

Industrial Acres: 0.00

Summary of Issues:

Planning District 13 is bounded on the north by Highway 36 and on the south by Larpenteur Avenue. It is
bounded on the west by Snelling Avenue and on the east by Lexington Avenue.

Within this district, there are a number of shopping complexes along Snelling Avenue and a number of office
complexes along Highway 36. Along Larpenteur Avenue is a major shopping complex which st(etches ITom
Hamline Avenue to Lexington Avenue, then north along Lexington to Roma. A major issue in District 13 is the
buffering between the solid single family areas in the eastern portion of the district and the major retail users and
office users in the west and north portion of the district.

'---"

Site 13-1 is the Lexington and County Road liB" park area, In the past this site was rezoned and the land use
changed to a combination of High Density Residential and Business. Since that time the City has acquired the
property and needs to have the land redesignated as Park. Currently, this portion of the land owned by the City
at Lexinb'ton and County Road fiB" is zoned for business. The Park Land Use recommendation was received
ITom the Park and Recreation Commission (July 27). The Park and Recreation Commission is also looking for
additional park and open space land south ofHwy. 36 and east of Lexington.

SITE 13-1.

Staff Recommendation
P

p.
