Benshoo~~~ <br /> <br />RE: TraFFic Study For Proposed Everest Plaza OFFice <br />Development in City of Rosevil Ie <br /> <br />PURPOSE AND CONCLUSIONS <br /> <br />The purpose of this memorandum is to document the results or <br />the traFFic analysis we have completed For the proposed <br />Everest Plaza oFFice development. The key point we have <br />addressed in the analysis is whether the roadway system <br />could eFFectively accommodate the development traFFic. To <br />FulFil I this objective. we collected pertinent data on <br />traFFic and roadway characteristics. Forecasted the develop- <br />ment traFFic, and analyzed the impacts of the development <br />traFFic. <br /> <br />Major conclusions From the analysis are as Follows: <br /> <br />would be at the <br />Haml ine Ave. and <br />would occur at the <br />intersection. <br /> <br />Primary access For the development <br />existing signal ized intersection of <br />Commerce St. A second access point <br />existing Haml ine Ave./Sandhurst Dr. <br /> <br />Al I major intersections on Haml ine Ave. that would be <br />aFFected by the development would accommodate the pro- <br />jected post-development volumes within acceptable <br />levels of service. <br /> <br />The intersection of Hamline Ave. and County Rd. B-2 <br />meets the peak hour warrants For traFFic signal control <br />without or with the development. The County should <br />assess the potential need and justiFication For instal- <br />lation of a traFFic signal at this intersection. <br /> <br />The two site access points proposed wi I I provide eFfec- <br />tive trafFic saFety For three reasons: <br /> <br />they are located at established publ ic street <br />intersections <br />the primary access point already has traFfic <br />signal control <br />the two access points replace eight existing curb <br />cuts along the subject Frontage of Ham! ine Ave. <br />
