We belie\ie many office tenants would prefer a well <br />designed, high quality office building on the subject property as opposed to other more <br />distant Roseville locations that are not considered uDowntown Roseville~. A future <br />office project constructed on the subject property is not expected to produce any <br />significant negative impacts in the areas of noise, air, drainage, lighting, waste <br />management, parking, or traffic. Hamline Avenue is an arterial street designed to carry <br />approximately seventy percent (70%) more traffic than it currently carries. An office <br />project of 50,000 to 60,000 square feet will generate more traffic than currently exists, <br />but well within the capacities of the adjacent road system to handle. Lighting, <br />landscaping, and storm drainage would all be designed to comply with applicable City <br />design standards and watershed district requirements. Development of an office <br />project on the subject property, in our opinion, would tend to enhance the values of <br />adjoining residential properties to the east, in establishing an appropriate transitional <br />use between the commercial areas west of Hamline and the Dellwood Heights <br />neighborhood and in providing an attractive landscape buffer between the subject <br />property and the Dellwood neighbors at the rear property lines. <br /> <br />\:, <br />
