Staff will <br />investigate, <br /> <br />Motion: Member Mulder moved, Member Wilke seconded, to recommend <br />approval as per the following recommendation of the staff (report dated January <br />14, 1998): <br /> <br />Based on the findings outlined in Section 3.1 of the staff report, the Planning <br />Commission recommends approval of the preliminary plat for a one lot <br />subdivision for Phase I of a residential planned unit development at the <br />intersection of County Road C2 and State Highway 88 with the following findings: <br /> <br />1, The Comprehensive Plan designates the triangular-shaped parcel as <br />Medium Density Residential and that portion of the adjacent parcel within <br />Roseville as High Density Residential. <br /> <br />2. In conjunction with the application for concept development plan and <br />preliminary plat approval, the following documents have been submitted <br />and reviewed by staff in preparation of this report: <br /> <br />* <br /> <br />preliminary plat <br />a grading and erosion control plan for Phase I and Phase II, <br />including layout of off-street parking areas, location of buildings, <br />.and delineation of wetland (dated 11/10/97); <br />a landscaping plan for Phase I (dated 07/11/97); <br />building elevation plans for Phase I (dated 11/10/97); <br />building floor plans for Phase I (dated 11/10/97) <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />3. The preliminary plat meets the requirements of Section 1102 of the City <br />Code, The preliminary plat and other documents submitted in conjunction <br />with this request include all of the necessary data required for preliminary <br />plat review. <br /> <br />3 <br />
