<br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 01/12/98 <br />ITEM NO: C-l <br />Agenda Section: <br />CONSENT <br />Thomas Willmus request for a minor subdivision at 2480-2500 <br />Cleveland North (PF#2979). <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1 .1 Thomas Willmus is requesting a minor subdivision to allow the recombination and <br />consolidation of three parcels into two parcels (2480-2500 Cleveland Avenue <br />North). <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Thomas Willmus owns three parcels at 2480-2500 Cleveland Avenue North, with <br />an overall area of 5.62 acres. The northernmost parcel is occupied by a 50,000 <br />square foot multi-tenant warehouse facility, is designated as Business in the <br />Comprehensive Plan, and is located in an 11, Light Industrial District. The middle <br />parcel is used as a parking/driving area for the southernmost parcel, is designated <br />as Business in the Comprehensive Plan, and is located in a B3, General Business <br />District. The southernmost parcel is occupied by a 10,000 square foot multi-tenant <br />office/service facility, is designated as Business in the Comprehensive Plan, and is <br />located in a B3, General Business District. Adjacent land uses include a <br />combination of commercial and light industrial to the north, south, east, and west <br />across Interstate 35. <br /> <br />2.2 Mr. Willmus is requesting a minor subdivision to recombine and consolidate the <br />three parcels into two parcels. As proposed, the northern extension of the <br />southernmost parcel will be combined with the northernmost parcel to create a 2.66 <br />acre parcel and the middle parcel will be combined with the southernmost parcel to <br />create a 2.96 acre parcel. The recombination and consolidation will bring the <br />property lines into conformance with the actual use of the two parcels and will assist <br />Mr. Willmus with property management and payment of real estate taxes by <br />tenants. A survey of the existing parcels, legal descriptions of the existing parcels, <br />a survey sketch of the proposed minor subdivision, and new legal descriptions for <br />the two resulting parcels have been submitted in conjunction with the request. The <br />two resulting parcels will meet the minimum width, depth, and lot area for the zoning <br />districts in which they are located. <br /> <br />2.3 The requested minor subdivision has been reviewed by Engineering staff. No <br />additional right-of-way or easement dedication will be required with this action. <br />Since the existing uses are not changing, there will be no impacts on traffic and/or <br />access. <br /> <br />P#2979 - RCA (01/12/98) - Page 1 of 2 <br />
