<br />2.4 Section 11 04.04B of the City Code outlines the procedure for a recombination type <br />of minor subdivision and Section 1104.04C outlines the procedure for a <br />consolidation type of minor subdivision. Neither type of minor subdivision requires <br />a public hearing or review by the Planning Commission. The recombination of the <br />northern extension of the southern parcel requires City Council approval; however, <br />the consolidation of the middle parcel with the southern parcel could be approved <br />by the Community Development Director and City Manager. If the requested action <br />is approved, the final certificate of survey for both actions will be reviewed by the <br />Community Development Director and then recorded with the Ramsey County <br />Recorder. <br /> <br />3.0 SUGGESTED ACTION <br /> <br />3.1 By motion, approve Thomas Willmus' request for a minor subdivision to allow the <br />recombination and consolidation of three parcels located at 2480-2500 Cleveland <br />Avenue North into two parcels as proposed. <br /> <br />Attachments: Property location map; survey of property; proposed subdivision of property; and legal <br />descriptions of existing and proposed parcels. <br /> <br />60-day Time Limit: Application submitted on December 19, 1997; application accepted as complete on <br />December 23, 1997; decision deadline is February 20, 1998. <br /> <br />Prepared by: Kim L.
