The property is zoned R-1 <br />Single Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Miller is requesting a variance from Section 703.04B, City Code, to allow the <br />placement of a driveway less than five feet from the side property line. The <br />applicant would like to expand an existing parking space on the side of an attached <br />garage. This parking area has been used for storage of a recreational vehicle since <br />the late 1960s. Mr. Miller has recently acquired a new recreational vehicle and <br />would like some additional space to maneuver the new vehicle in and out of this <br />parking space. He is asking for the variance at this time because he will be <br />reconstructing his driveway in conjunction with this season's street reconstruction <br />project on Transit Avenue. The driveway itself may also be widened slightly during <br />the reconstruction project. Because of the location of the existing driveway and <br />garage on the property, constructing a wider parking space in another location is not <br />feasible. A row of lilacs located adjacent to the property line also provides a <br />vegetative buffer between this parking area and the adjacent property. The <br />location of the existing driveway/parking area creates a practical difficulty for <br />the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for driveway side <br />yard setbacks when there is a hardship or practical difficulty, provided the property <br />is located in an R-1, Single F amity Residential District, and used for residential <br />purposes. <br /> <br />PF#2981 - RCA (01126/98) - Page 1 of 2 <br />
