N/A <br /> Lot B 8,911 sq. ft. 2,089 sq. ft. <br />Lot width - 85 feet Lots A & B 79.5 feet 5.5 feet <br />BACKGROUND <br /> <br />2.0 <br /> <br />2.1 The Max OeFlorian Estate owns a single family residence at 964 County Road B <br />West. The property is in an R1 Single Family Residential District. and the <br />Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br />land uses include single family residential to the north, south, east, and west. <br /> <br />2.2 Marlene Michels. Personal Representative for Max OeFlorian Estate. is requesting <br />a variance from Section 1004.020, City Code. to reduce the minimum lot area from <br />11.000 square feet to 8,911 square feet, and to reduce the minimum lot width from <br />85 feet to 79.5 feet for the purpose of purpose of splitting a through lot into two <br />parcels. <br /> <br />2.3 The 20,456 square foot (.47 acre) parcel has frontage on both County Road B West <br />and Burke Avenue West. An existing dwelling is located on the northerly side of the <br />parcel facing County Road B. When Burke Avenue was improved, all of the lots in <br />this area became through lots (also known as double frontage lots because they <br />have street frontage on two opposite sides). The lot widths in this area vary from <br />60 feet to 125 feet.
