<br />1. A gutter and downspout must be used to direct the flow of roof run-off to the <br />green area on the south side of the building. Drainage cannot be directed <br />to adjacent properties to the north or west. <br /> <br />2. Construction easements will be required from the adjacent property owners <br />in order to remove the existing steel building and construct the addition. <br /> <br />3. The north and west walls of the addition must be fire rated walls with no <br />openings (windows or doors). <br /> <br />~o SUGGESTED ACTION <br /> <br />5,1 By motion, recommend City Council approval of the request for a variance to reduce <br />the side yard setback to zero feet and the rear yard setback to zero feet for the <br />purpose of replacing an existing 6' x 32' attached accessory steel building with 7.5' <br />x 37' addition to the principal structure at 1227 Larpenteur Avenue, based on the <br />findings outlined in Section 3,1 of this report and with the provisions outlined in <br />Section 4.1 of this report. <br /> <br />Attachments: location map; notification map; notice of public hearing; existing site plan; proposed site plan; <br />existing site conditions; and photographs of property. <br /> <br />60-day Time Limit: application submitted on January 12, 1998; application accepted as complete on January <br />22, 1998; decision deadline is March 13, 1998. <br /> <br />Prepared by: Kim L.
