<br />TO: Roseville Planning Commission and Staff <br /> <br />As shown on the attached site plans, we are proposing to expand our building out the <br />east (or back side) approximately 40'. The 13' x 19' jog out the north side of the building will <br />be removed. This will leave the required 20' from the rear lot line and 5' from both side lot <br />lines. Also the center 21.5' section of the building will have a second floor added. The <br />location of the front of the building will remain the same. Along with the expansion of our <br />building, the front of the building will be upgraded to either a stucco or drivit type material, the <br />sidewalks will be replaced and the gravel parking lot will be blacktopped. As you can see by <br />our drawing of the proposed building, the architecture is designed to fit with the residential <br />flavor of the area. Landscaping has already been done in the boulevard area along Cleveland <br />Avenue. We do not anticipate it will be necessary to disturb that area. We also plan to add <br />several small plantings next to the main entrance of the building ifpossible. <br /> <br />As we have explained in our previous meetings, the level of our sales has doubled since <br />we purchased the company from Jim's father in 1991. We have also added several employees. <br />The size of kitchens in the last several years has changed drastically. When Mr. Schreier ran <br />the company many of the kitchens were just two straight 10-12' walls, now kitchens are 18-20' <br />square with center islands, eating areas, two person work areas, baking centers, computer <br />centers, etc. Kitchens are not the only rooms where custom cabinets are being installed. <br />When we get a whole house job, it includes the kitchen, laundry room, mud room, gathering <br />room, home office, three to four bathrooms, family room, library, living rooms, etc. The shear <br />size of the rooms makes it impossible to assemble the cabinets in our limited space, much less <br />make the contractors' schedules when we have seven or eight large rooms in each house to <br />build and assemble. The contractors carulOt wait for us to do the job in three stages. We need <br />more floor space for assembly. One example of the resulting problem ITom lack of space is <br />that our nonnal schedule is usually four to eight weeks ITom date of approval to delivel)'. As <br />of August 7, we have a full schedule of approved jobs for 20 weeks or through the end of <br />December. <br /> <br />The writing is on the wall, if we cannot turn our jobs around within the contractor's <br />schedule, obviously we will not be doing that contractor's work for long. We have worked <br />extremely hard to acquire new contractors and to get our name out in the industry as a <br />"quality" shop. It has worked. Contractors and homeowners are coming into our shop stating <br />that they have heard such great things about us that they had to check us out. That wonderful <br />reputation is not going to go too far if we can't deliver that great work in a timely manner. We <br />need space badly! <br /> <br />We do not anticipate any increase in noise, waste, parking needs or traffic. We are not <br />turning into a "production" shop. We anticipate the business will continue to grow at a more <br />conservative rate than in the past several years so we can maintain the one-on-one contact we <br />have with all of our customers. The immediate need is just for more floor space to lay up <br />cabinets. <br />
