<br />Chair Harms asked for parking needs clarification. Jim Schreier explained his <br />limited needs for parking (14 spaces), whereas the Code would require 31 <br />spaces. Schreiers will agree to add the north parcel, adjacent to the shop for <br />future expansion and parking, through a "proof of parking" requirement. <br /> <br />John Simon, 3062 N, Cleveland, has not had problems with Schreier's use. He <br />does not want business zoning because it could restrict expansion of his house. <br /> <br />Randy Briggle, 3080 N. Cleveland, lives adjacent to the cabinet shop and <br />supports the proposal, but not the expansion to the residence. <br /> <br />Will Boehlke, 3070 Cleveland, supports the business in the neighborhood. He <br />said noise comes from across the street (Cleveland) and 35W. He opposed a <br />business zone. <br /> <br />Mary Reed, 2000 Brenner, did not receive a letter relating to this. Change is <br />coming. From Brenner to the south there will be change (Freida Schultz <br />property). She said eventually this will be business areas. Why would the city <br />allow a builder in this area. She opposes businesses abutting residential. There <br />should be a buffer. There needs to be more privacy. Traffic is expanding. <br /> <br />Proposal #1 (Hearing #1) Includes only the property occupied by Charles <br />Cabmet at 3090 Cleveland Avenue North in the Comprehensive Plan <br />amendment and planned unit development (requested by James and Deb <br />Schreier). <br /> <br />Chair Harms asked for comment on proposal and opened hearing #1. <br /> <br />Jean Carlson, who lives behind the cabinet shop on Wilder Street, stated the <br />shop is very quiet and unobtrusive. She asked how many trees will be lost? This <br />use is compatible. <br /> <br />Rob Briggle, 3080 N. Cleveland, supported the rezoning and expansion of the <br />applicant's site. <br /> <br />Nancy Simpson, 3083 Mt. Ridge Road, stated she supports alternative #1. <br /> <br />Timothy Kotecki, 3078 Mt. Ridge Road, asked for the expansion size (doubles <br />the size). <br /> <br />Member Mulder asked what are the "base uses" in a B-1 zone. Kim Lee read the <br />B-1 list from the City Code. <br /> <br />Member Cunningham asked for explanation of why two parcels are needed. <br />Member Mulder noted that it is nearly impossible to revert back to a residential <br />use. The Planning Commission must focus on the longer term land use issues. <br /> <br />Chair Harms closed the hearing on Alternative #1. <br /> <br />2 <br />
