(includes three (3) sheets) <br /> <br />Utility and parking lot plan illustrating sewer (sanitary & storm) and water <br />extensions, as well as all existing and proposed paved parking spaces, parking <br />curbs, loading areas, sidewalks, and future expansion and/or proof of parking <br />spaces, dated July 8,1999. <br /> <br />Development schedule with installation dates of improvements, dated June 9, <br />1999. <br /> <br />5.0 Rezoning <br /> <br />The CITY conducted hearings and meetings on February 11,1998 (Planning Commission - sketch <br />plan review), July 8, 1998 (Planning Commission - sketch plan review), September 9, 1998 <br />(Planning Commission - hearing on concept development plan), October 14,'1998 (Planning <br />Commission - continued hearing concept development plan), October 26,1998 (City Council - <br />approval of concept development plan), February 8, 1999 (City Council - action on final <br />development plan) to consider various aspects of the Planned Unit Development, including <br />rezoning of the subject property from R-l Single Family Residential to PUD Planned Unit <br />Development. The CITY agrees to rezone the subject property to PUD, subject to the <br />DEVELOPER's strict compliance with the approved plans, and the terms and conditions of this <br />agreement. Minor variations from the approved final development plans, which are consistent <br />with this agreement and the underlying B-1 zoning district, may be approved by the CITY's <br />Development Review Committee, under the direction of the Community Development Director. <br />Substantial departures from the approved final development plans will require an amendment to <br />the Planned Unit Development in accordance with Section 1015 of the 'Roseville Zoning <br />Ordinance.
