The color scheme for the buildings shall be reviewed and <br />approved by the Community Development Director prior to issuance of any building <br />permits. <br /> <br />9.7 Mitigation of Impacts on Adjacent Residential Uses. The east side and roof(s) of <br />building(s), which are adjacent to single family residences, shall not have entrances, <br />windows, loading doors or docks, HVAC equipment, exterior storage, or employee <br />activities which would be visible -':om adjc.cent residential parcels (except required life <br />safety features). In addition. no noise. smell, or vibration from manufacturing activities, <br />heating, cooling, or ventilation, shall be evident at the property lines abutting residential <br />uses. Outdoor and exterior storage or sales display shall be prohibited, and no accessory <br />buildings shall be allowed on the site. <br /> <br />9.8 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved landscape plan (Exhibit U). In general, all areas of land not occupied by <br />buildings, driveways, and/or parkingl10ading areas shall be landscaped with vegetative <br />material approved by the Community Development Director. Trees and large shrubs shall <br />not be planted over existing utility lines. <br /> <br />9.9 Landscape Letter of Credit. Prior to the commencement of site development activities by <br />the DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, in accordance with Section 10l0.14E of the City <br />Code. The Community Developl1!~nt Director, following completion of plans 'shall <br />. ' "determine the specific amount of this 'iett"er of credit or other security. <br /> <br />9.10 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the City <br />Code, which requires trash collection areas to be within the building. Trash colle:ction <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.11 Off-Street Parking. Off-street parking areas I>hall be improved as shown on the approved <br />site development plan (Exhibit F), and shall include hard surfacing (bituminous), <br />concrete perimeter curbing, and a drainage plan. Off-street parking areas shall be located <br />west of any buildings on the property (Parcel A and B) and shall be set back a minimum <br />of 10 feet from the west (front) property line for the existing Parcel B parking lot, 15 feet <br />from the west (front) on all other pal eels, 10 feet from the side property lines (except 5 feet <br />from the south property line of parcel B), and 20 feet from the east (rear) property line. No <br />semi tractor/ trailer, recreation~) vehicle, or trailer parking (daytime or evening) shall be <br />allowed on the site, except while delivering materials. So long as the DEVELOPER <br />maintains its use of the property as ( ,;1templated in this agreement, the off-street parking <br />areas constructed in accordance with the approved site development plan shall be <br />satisfactory to the CITY.
