<br />. <br /> <br />. <br /> <br />page 2 <br /> <br />There is no shortage of dry cleaners in the area (5 within a quarter mile). <br /> <br />We operate a pick-up dry cleaning store in the same shopping center. Dry stores <br />require B-2 zoning. I would certainly prefer having our plant location in a heavy <br />residential area but this is what the zoning that was implemented ten years ago was <br />meant to prevent. <br /> <br />I am extremely concerned about the impact this move would have on my business. <br />Last year we spent over $36,000 advertising our business. The only address we use <br />is "Lexington Plaza Shopping Center". There is extreme potential for confusion as to <br />which cleaners is doing the advertising. What is Grand Cleaners going to do with a <br />customer who comes in with our ad? I can guarantee you this would happen. I can <br />guarantee you I will be advertising for Grand Cleaners. <br /> <br />I would also like to make a few comments about the landlord of this property who you <br />would be depending on for a full PUD within one year. The landlord used the threat of <br />moving Grand Cleaners into the same center to leverage up my per square foot cost. <br />during lease negotiations last fall. They pulled one offer off the table using Grand as <br />leverage and raised the rent significantly in the subsequent offer. The suggestion was <br />made by Jim Crockrell, a Wall employee. that the new proposal at the higher rate <br />would preclude another cleaner in the same center. Obviously, this is not the case. <br />This is the same landlord that disbanded the Merchant's Association which has been <br />in existence since we moved in (over ten years ago) because they did not want a <br />tenant advocacy group. This is the same caring landlord that told me that I did not <br />have to feel "warm and fuzzy" about our relationship. <br /> <br />I have dealings with C. G. Rein, Krause Anderson and others. I have found them to be <br />ethical and concerned about their tenant's success.
