<br />5. Sidewalk shall be installed along the front of the property, at the applicant's <br />expense, in conjunction with site development as required by Section <br />1012.07 of the City Code. Pedestrian access must also be provided from <br />this sidewalk to the front door of the building via a paved pedestrian surface. <br /> <br />6, A minimum of two street trees shall be planted in conjunction with site <br />development in accordance with the City's Street Tree Master Plan. Trees <br />to be planted shall be Skyline Honeylocust or Imperial Honeylocust, a <br />minimum of 2%-inches in caliper, and be spaced 20 feet on center. <br /> <br />7. The applicant shall record the approved conditional use permit with the <br />Ramsey County Recorder prior to the issuance of any building permit or <br />within sixty days of approval, whichever is less (Section 1013.01 of the City <br />Code). <br /> <br />8. The conditional use permit shall expire within six months of the date of City <br />Council approval if a building permit is not obtained for the approved <br />development (Section 1013.03 of the City Code). <br /> <br />5.0 PLANNING COMMISSION RECOMMENDA TION <br /> <br />5.1 After holding the conditional use permit hearing on April 8, 1998, the Planning <br />Commission recommended approval (7 -0) of the request for an amended <br />conditional use permit to allow the expansion of a day care facility at 1875 Perimeter <br />Drive, based on the findings outlined in Section 3.1 of this report and with the <br />conditions outlined in Section 4.1 of this report. <br /> <br />6.0 SUGGESTED COUNCIL ACTION <br /> <br />6.1 By resolution, approve of the request for an amended conditional use permit to <br />allow the expansion of a day care facility at 1875 Perimeter Drive, based on the <br />findings outlined in Section 3.1 of this report and with the conditions outlined in <br />Section 4.1 of this report. <br /> <br />Attachments: location map; notification map; notice of public hearing; certificate of survey; proposed site plan; <br />proposed landscape plan; proposed building elevations; project narrative submitted by applicant; landscape <br />narrative submitted by applicant; photographs of property. <br /> <br />60-day Time Limit application submitted on March 9,1998; application accepted as complete on March 18, <br />1998; decision deadline is May 8, 1998. <br /> <br />Prepared by: Dennis Welsch and Kim L.
