<br />2. The expansion of the day care facility as proposed will not have an impact on <br />parks, streets and other public facilitie~. <br /> <br />3. The expansion of the day care facility as proposed will be compatible with <br />contiguous properties, provided the exterior of the building is modified to tie the <br />two buildings together architecturally in accordance with the City's design <br />standards. <br /> <br />4. The expansion of the day care facility as proposed will not have an adverse <br />impact on the market value of contiguous properties. <br /> <br />5. The expansion of the day care facility as proposed will not have an adverse <br />impact on the general public health, safety and welfare. <br /> <br />6. The expansion of the day care facility as proposed is consistent with the City of <br />Roseville's Comprehensive Plan and Title 10 of the City Code (Zoning), including <br />the City's design standards (if the exterior of the building is modified to tie the <br />two buildings together architecturally). <br /> <br />NOW, THEREFORE BE IT RESOLVED by the City Council (the ~Council") of the City of <br />Roseville, Minnesota (the "Cityn), Ramsey County, Minnesota, that an amended <br />conditional use permit is hereby granted to allow for the expansion of a day care facility <br />at 1875 Perimeter Drive (Miniapple International Montessori), subject to the following <br />conditions: <br /> <br />1. The site must be developed in accordance with the site plan submitted and <br />approved in conjunction with the request for an amended conditional use permit. <br />Minor variations from the approved site plan may be approved by the City's <br />Development Review Committee, under the direction of the Community <br />Development Director; however I any substantial departures from the approved <br />site plan will require an amendment to the conditional use permit. <br /> <br />2. The exterior elevations of the building must be modified to tie the existing <br />building and the addition together architecturally, as approved by the City's <br />Community Development Director. While it is not necessary to extend the <br />architecturally dated shingle mansard roof facade, the exterior finish of the <br />addition must conform to the general appearance (scale and proportion) of the <br />existing building; however, painted brick will not be allowed on the addition. <br /> <br />3. Final grading and utility plans must be reviewed and approved by the Public <br />Works Director. The applicant must also comply with any Rice Creek Watershed <br />District permit requirements prior to requesting a building permit. <br /> <br />4. Site development and operation of the day care facility must comply with the <br />applicable requirements of the City Code, including Chapter 1010 (Design <br />Standard Regulations). <br /> <br />Resolution_ - Page 2 of 3 <br />
