The property is zoned R-1 Sing Ie <br />Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Segale is requesting a variance from Section 1004.02(0)(5), City Code, to <br />reduce the rear yard setback to 24.5 feet. The applicant is in need of additional <br />living space to accommodate his family and would like to construct a 18' x 22' <br />family room addition at the rear of the existing residence. Because of the irregular <br />shape of the parcel, the proposed addition will be setback 24.5 feet from the rear <br />property line in one location. Mr. Segale has looked at other options for <br />constructing a family room addition; however, because of the location of required <br />windows and the interior layout of the house, an addition in this location is the only <br />feasible option. The irregular shape of the parcel creates a practical difficulty <br />for the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances when there is a <br />hardship or practical difficulty, provided the property is located in an R-1, Single <br />Family Residential District, and used for residential purposes. <br /> <br />2.4 Section 1004.02(0)(5), City Code, requires a minimum rear yard setback of 30 feet. <br /> <br />3.0 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property and proposed driveway, written statement from the applicant, and written <br />approval from the adjacent property owner affected by the variance (Mr. & Mrs. <br /> <br />PF#2992 - RCA (03/23/98) - Page 1 of 2 <br />
