Chris Mayr at 2781 Irene Circle, Mr. & Mrs. George Bjork at 2777 Irene Circle, Mr.
& Mrs. Marshall Tschida at 2759 Irene Circle, and Mr. & Mrs. Roger Toogood at 427
lona Lane).

3.2 The Minor Variance Committee reviewed this request on Tuesday, March 3, and
Tuesday, March 10, 1998, and unanimously recommended approval of a minor
variance to reduce the rear yard setback to 24.5 feet for the purpose of constructing
a 18' x 22' addition at 419 lona Lane, based on the following findings:

1. The irregular shape of the parcel creates a practical difficulty for the
applicant.

2. The proposed addition will be 24.5 feet from the rear property line in one
location because of the irregular shape of the parcel. The other side of the
addition will be 31 feet from the rear property line.

3. The proposed variance is in harmony with the general purpose and intent of
the City's Comprehensive Plan and Title 10 of the City Code (Zoning).

4. The variance, if granted, will not adversely affect the public health, safety, or
general welfare.

4.0 SUGGESTED ACTION

4.1 By motion, approve James Segale's request for a minor variance to reduce the rear
yard setback to 24.5 feet for the purpose of constructing a 18' x 22' addition at 419
lona Lane, based on the findings of the Minor Variance Committee outlined in
section 3.2 of this report.

Attachments: Property location map; minor variance application; written statement from applicant; written
consent from adjacent property owners; sketch of property.

60-day Time Limit: Application accepted on February 23,1998; Decision deadline is April 24, 1998,

Prepared by: Kim L.
