The property is zoned R-1 <br />Single Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Jack is requesting a variance from Section 1004,02(0)(5), City Code, to reduce <br />the side yard setback to six feet. The applicant is in need of additional garage <br />space and would like to construct a third garage stall on the north side of the <br />existing two-car garage. Mr. Jack has looked at other options for constructing <br />additional garage space; however, the location of the existing garage, the <br />topography of the parcel, and the location of a swimming pool in the rear yard <br />creates practical difficulty in locating such a garage in any other location. <br />Constructing a detached garage in the rear yard would be out of character with the <br />neighborhood. In addition, a driveway cannot be extended around the northern side <br />of the existing garage to such a detached garage because of the location of the <br />swimming pool. Constructing a second driveway to provide access around the <br />southern side of the house to a such detached garage would look out of place in the <br />neighborhood, require a driveway setback variance, and would be somewhat <br />problematic because of the grade differential on the south side of the house. The <br />applicant has also indicated a willingness to give up his right to construct a <br />detached garage on the property as a provision of this variance. The location of <br />the existing garage, the topography of the parcel, and the location of a <br />swimming pool in the rear yard creates a practical difficulty for the applicant. <br /> <br />PF#2994 - RCA (03/23/98) " Page 1 of 2 <br />
