<br />2.8 Section 1008 of the City Code outlines the requirements and procedures for a <br />planned unit development, including amendments to existing planned unit <br />developments. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff has made the following findings: <br /> <br />1. The use of the property for a one-story 36-unit assisted care housing facility <br />for senior is consistent with master site plan approved in 1993 for this <br />planned unit development. <br /> <br />2. The re-design of the facility and increased size of individual units will better <br />serve the residents with dementia being housed in this facility. <br /> <br />3. The modification of the building as proposed will not have an adverse impact <br />on the general public health, safety and welfare. <br /> <br />4. The modification of the building as proposed is consistent with the City of <br />Roseville's Comprehensive Plan and Title 10 of the City Code (Zoning), <br />including the City's design standards. <br /> <br />4.0 STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlin~d in Section 3.1 of this report, 'staff recommends <br />, approval of the request to amend the EagleCrest PUD in order to increase the size <br />of the building approved for the northwest corner of the site from 26,500 square feet <br />to 32,900 square feet, with the following conditions: <br /> <br />1. The site must be developed in accordance with the plans submitted and <br />approved in conjunction with the request for an amendment to the approved <br />planned unit development (site plan dated 3/9/9B; grading, drainage, erosion <br />control, & utilities plan dated 3/9/98; landscape plan dated 3/9/98; building <br />floor plan dated 3/9/98; and exterior building elevations dated 3/9/98). Minor <br />variations from the approved site plan may be approved by the City's <br />Development Review Committee, under the direction of the Community <br />Development Director; however, any substantial departures from the <br />approved site plan will require another amendment to the planned unit <br />development. <br /> <br />2. Final grading and utility plans must be reviewed and approved by the Public <br />Works Director. Since the impervious surface on the site will increase, the <br />applicant will need to contact the Rice Creek Watershed District for permit <br />requirements. <br /> <br />3.
