<br />Building support functions and a staff dining/break room will be located at the basement level of the east <br />wing of the building. There will be an underground connection to the existing assisted living building <br />primarily to allow for the transfer of meal preparations from the Commons to the new dementia residence. <br /> <br />Site Planning Concept <br />The site for the new dementia residence is bounded by Lydia Avenue to the North, Lincoln Drive to the <br />East, "The Commons" assisted living building to the south, and the creek to the west.. The development <br />responds to its site, surroundings, climate and orientation in design and fonn. The main entrance to the <br />facility is located at the northeast comer of the site. All traffic, access points, and parking for the facility <br />currently is located to the east along Lincoln Drive away from the adjacent neighborhood to the west. The <br />facility will share the same existing access point off of Lincoln Drive as the Commons as indicated in the <br />original PUD. The parking lot will accommodate 28 parking stalls. Move-ins will occur via the main <br /> <br />entrance. <br /> <br />The one-story facility is designed with four distinct houses clustered around a central commons area <br />(Village Square), with access to a central outdoor courtyard area. The Village Square is oriented to the <br />south and away from the main entrance to the facility to gain as much winter sun and natural light into the <br />facility, to keep the focus of the users away from the main entrance, and to maintain a controlled and safe <br />environment. The higher volume of the Village Square (with an 8: 12 pitch) allows natural light to <br />penetrate deeper into the structure in order to minimize the amount of artificial lighting needed during <br />daytime hours, and to achieve a friendlier, spacious, and intimate environment. This higher volume is <br />surrounded by the lower one story masses of the four houses to lesson the impact of the facility on the <br />Commons residents and the neighbors to the west across the creek. In addition, the roofs to these houses <br />have a 6/12 pitch, which is less than that of the adjacent EagleCrest Campus, and are hipped to further <br />bring the mass down. The majority of the commons areas within each house and the village square are <br />oriented towards the central courtyard area to respect the neighbors privacy and to minimize the impact of <br />the interior lighting on the neighbors. <br /> <br />The exterior materials used will be similar to the rest of the campus to compliment and blend in with these <br />other structures. These materials include a combination of gray vinyl shingles, white stucco, red-brown <br />face brick, white trim and windows, and a green shingle roof. <br /> <br />The interior air quality and environment will be partially controlled by rooftop units serving the entire <br />facility. These units will be sunken into the roof structure of the north-central house, thereby sheltering the <br />units from all views. This will project noise from the units to the north and away from the neighbors. <br />
