<br />The drainage of the site will be consistent with that of the original master plan. The eastern third of the site <br />will drain towards the parking lot and be captured by one of the existing catch basins near the entrance <br />drive. The northern third oflhe site will drain towards Lydia Avenue. The majority of the courtyard <br />drainage and a portion oflhe drainage from the roofs to the west will be captured by Sediment Pond C. <br />Sediment Pond C will be modified in depth and slightly in shape to accommodate this drainage in order to <br />function as originally intended. A small retaining wall may be installed on the northeast side of the pond to <br />raise the grades slightly at the chiller fence enclosure in order for the existing and new plantings to have a <br />greater effect in screening the enclosure. The remainder of the west side ofthe site will continue to drain <br />naturally into the creek. <br /> <br />As a part of the landscaping plan, a second retaining wall will be constructed along the west side of the <br />building to provide two areas of dense plantings, one area above the wall and one area below, in order to <br />minimize the amount of foundation wall exposed to view for the neighbors. The landscaping along the <br />west side will be installed to strategically screen portions of the new building from the neighbor's views, <br />and also to be consistent with the types of plantings along the creek corridor. Grades at the northwest <br />comer of the site will be disturbed as little as possible in order to preserve some of the existing hardwood <br />trees in this vicinity. Other plantings will be instal!ed in the courtyard area and to the southwest of the <br />courtyard to further screen views to this central area of the new building. The courtyard or "Central Park" <br />area is designed to support passive and active functions for the residents including a continuous path for <br />wandering, a picnic area, a gardening area, a basketball court and a water feature. The courtyard is <br />designed to be a safe, controlled environment for these activities and will be enclosed by a wrought iron <br />fence with brick piers. The east and north sides of the site will be landscaped to compliment the character <br />that exists along Lincoln drive. <br />
