The line separating Hennepin and <br />Ramsey County runs through this parcel, indicating that the east 1/4 of the <br />property is in St. Anthony and the west % are in Roseville. The portion in <br />Roseville is just under 1 acre in size and is zoned for light industrial use with the <br />Roseville Comprehensive Plan citing the zoning as High Density Residential. <br />The entire parcel is paved and is presently used for overflow parking. <br /> <br />We are proposing a three story, 30 unit, senior, market-rate rental building for <br />this site. The structure will be 200 feet long and 66 feet wide with underground <br />parking for each apartment unit and an adjacent parking lot for resident and <br />visitor parking. Exterior materials include brick and stucco. The exterior is <br />further highlighted by screened porches for each apartment unit and a <br />pronounced main entry on the side of the building. <br /> <br />The building will feature one, two, and two-plus bedroom apartment units <br />ranging in square footage from 800 to 1300 square feet and in rent from $900 to <br />$1200 per month. All apartment units will feature walk-in closets, large <br />windows, formal and informal dining, screened porches, and individual heating, <br />cooling, and laundry units. All two bedroom units feature two baths, as well. A <br />centrally located elevator and three stairtowers provide access to all levels. All <br />apartments, hallways, and the garage will be sprinkled. <br /> <br />The entire site ,and grounds will be fully landscaped to include trees, shrubs, and <br />rock around the foundation of the building. A chain link fence currently running <br />along the south property line will be removed and we will attempt to integrate <br />landscaping with the existing Executive Manor Condominiums on the adjacent <br />parcel to the south.. In addition, Mendota Homes, Inc. will be building a similar, <br />30 unit condominium structure on an adjacent 31(2 acre parcel. The landscaping <br />
