. ,

If we at Executive Manor are concerned about the closeness of the two buildings, it
only stands to reason that prospective renters in the proposed apartment building
would also be concerned. John Mathern of Mendota Homes has stated that the shape
of the Phase II lot is not ideal for his plans, and had hoped he could have additional .
width to build.

We understand that a petition may be presented to your office asking that consideration
be given to changing the Comprehensive Plan for the areas of Phase II and Phase III
(the two residential lots directly north of Phase II) from high density to low or medium
density. We, at Executive Manor, feel the most beneficial use of Phase II would be a
high density, senior citizen apartment building. Townhomes would not be economically
feasible for the developer, and would increase the amount of motor vehicle activity on
the entire property close to Executive Manor. Townhomes would also minimize the
amount of green area between EM and the apartment building by replacing it with
driveways. The present plan would limit motor vehicle activity to the most western end
of the lot.

We ask that approval for Phase II be delayed until such time when Mendota Homes
can purchase the two residential lots (known as Phase III) directly north of the Phase II
lot. If, and when, approval is granted for construction of an apartment building on .
Phase II, we also ask that consideration be given to allow a minimum of 72' between
the proposed apartment building and EM's uB" Building. This would allow EM to
maintain its individuality. We believe this proposal would be the most beneficial for the
residents of Executive Manor, Mendota Homes, and the City of Roseville.

~IY
17i~

President

Owners and Residents of Executive Manor Condominiums

..3rJ V ,.q
3C'iA

5&7fi3
Jv ( -13
~/AA
