(Phase II) <br /> <br />, <br /> <br />We, the owners and renters at Executive Manor Condominiums, do not object to the . <br />development of the property adjacent to the north of our "B" Building. In fact, we look <br />forward to an improvement to this area. However, we want to be assured that the <br />proper type of structure is constructed, and that its location on the lot does not <br />adversely affect our property values or the living conditions of our residents. <br /> <br />Please refer to the attached diagram. According to Mendota Homes, the Phase II lot is <br />125' wide and 600' deep (1.72 acres). We feel that it is 125' wide and 533' deep (1.53 <br />acres). Mendota Homes, Inc. plans to construct a 3 story senior citizen apartment <br />building with dimensions of 66' x 200'. It is proposed that their southern building wall <br />wiJI be 35' from the south property line. The north wall of the EM "B" Building is 19' <br />from the same property line. Considering the extension of our balconies and patios on <br />the EM "B" Building, the distance to the property line is reduced to 13'. This results in a <br />distance of only 48' between the two structures. The attached exhibit indicates the . <br />distance between EM's "A" and "B" Buildings at a minimum of 72' and a maximum of <br />\ <br />162'. . <br /> <br />Mendota Homes, Inc. has been very cooperative. They have conducted two <br />community meetings to explain their proposal and to answer questions. They have <br />offered to work with EM to tie in the landscaping between our two buildings. They have <br />offered to reduce the width of their building from 66' to 60', and also to move it from 35' <br />to 40' from the south property line. Even though Mendota Homes, inc. has been <br />accommodating, we want to see that the best possible plan is approved, and that the <br />proposed apartment building and the EM buildings complement one another.
