The property is
zoned R-1 Single Family Residential and adjacent land uses are all single family
residential.

2.2 Mr. and Mrs. Gfrerer are requesting variances from Section 1012.01(B) and Section
703.04(B)(9), City Code, to reduce the side yard setback of a garage addition and
driveway to three feet. The applicants are in need of additional garage space and
would like to construct a second garage stall on the south side of the existing one-
car attached garage. Mr. and Mrs. Gfrerer have looked at other options for
constructing additional garage space; however, several conditions create practical
difficulty in locating a garage in any other location. There are numerous mature
evergreen and deciduous trees on the parcel which would need to be removed in
order to construct a detached garage in the rear yard and/or a driveway from Eldrige
Avenue or Hamline Avenue to access the garage. The lot to the south is
approximately three feet lower that this lot; therefore, a retaining wall will need to be
constructed at the property line in order to accomodate the attached garage addition
and to ensure that drainage from this parcel is not diverted on to the adjacent
parcel. Since the dwelling has a brick facade, the wall between the existing garage
and new garage will remain with a doorway being installed to connect the two
garage areas. The presence of numerous mature trees on the parcel, the
topography of the parcel, and the location of the existing attached garage
creates a practical difficulty for the applicant.

PF#2999 - RCA (04/13/98) - Page 1 of 2
