The property is <br />zoned R-1 Single Family Residential and adjacent land uses are aU single family <br />residential. <br /> <br />2.2 Mr. Jenkins is requesting a variance from Section 1012.01 (B), City Code, to reduce <br />the side yard setback of a garage addition to three feet. A variance from Section <br />703.04(8)(9) to reduce the setback of a driveway to two feet is also needed in order <br />to bring the existing driveway into compliance. The property has a single car <br />attached garage at the rear of the house that is accessed perpendicular to the <br />driveway. The applicant is in need of usable garage space for two vehicles and <br />would like to construct a two-car addition on the south side of the existing garage. <br />The existing garage would then be turned in to additional living space. Mr. Jenkins <br />has looked at several options for constructing a new garage; however, the <br />substandard size of the parcel limits his options. He looked at the possibility of <br />constructing a detached garage, but a variance from the setback between buildings <br />as well as a side yard setback variance would have been required. The location of <br />the house on the parcel also creates a small rear yard area, which would be further <br />reduced if a detached garage were constructed further west on the parcel. The <br />substandard size of the parcel (less than 9000 square feet) and the location <br />of the home creates a practical difficulty for the applicant. <br /> <br />PF#3000 - RCA (04/27/98) - Page 1 of 2 <br />
