<br />Member Olson asked if a tandem garage would be feasible. Mrs. Nyman stated <br />it is possible, but inconvenient. (Staff noted that a tandem garage would create a <br />40-50 foot long wall along the north property line, clearly visible from adjoining <br />properties). <br /> <br />Member Klausing asked for location of other supportive four neighbors (west <br />side of Chatsworth). <br /> <br />Robert Kemnitz, 1730 Chatsworth, the adjoining neighbor to the north, noted that <br />over 30 years ago he purchased his property for spaciousness. He stated he is <br />opposed to a variance because of possible damage to sugar maple trees on his <br />lot which will grow over the proposed garage. The tree roots would be <br />cut/damaged by the foundation excavation. A power line would require the <br />maple tree to be inappropriately trimmed. The garage addition would block the <br />view from the Kemnitz's kitchen window. The snow and water runoff will drain to <br />the neighboring lot. The topography drops one foot in 10 feet to the adjoining <br />Kemnitz lot. The reduced space along the side leaves three feet for <br />maintenance. If a sidewalk is added, runoff is increased. Mrs.Nyman's rental <br />occupants also need space to park vehicles. <br /> <br />Mr. Kemnitz has no opposition to a detached or tandem garage. If the variance <br />is approved, a fence will be installed by Kemnitz on his property and no <br />construction or equipment would be permitted on his site. <br /> <br />Chair Harms asked for details of power lines and runoff. Jay Kennedy explained <br />that the power lines could be relocated and runoff drained down the driveway. <br /> <br />Member Rhody asked why the power line would be moved; could NSP allow a <br />"Mast" on the existing roof. (Typically a power pole is attached to the side of the <br />house). <br /> <br />Chair Harms asked about limits of tree damage (to the edge of the tree canopy). <br />She said no north side garage door should be approved on this site; access <br />doors could be placed on front or back. <br /> <br />. - - ..- ....-.. <br /> <br />- -_.- ~ - <br />-~ Mrs. Nyma'n asked if City Codes address the growth of tree-s over property lines ) <br />(no). There is no garage door proposed on the north side. She noted that power <br />line would have to be moved further north on her site, possibly encroaching into <br />the overhanging trees. <br /> <br />Member Wilke asked if a driveway could be installed to within three feet of <br />property line with a variance (yes). <br /> <br />Member Klausing asked for details of the tree damage. <br /> <br />2 <br />
