<br />2.3 Mrs. Nyman has considered several options for providing needed shelter for a <br />second vehicle on the property. The lot is only 75 feet in width, as compared to the <br />current width requirement of 85 feet. Because of the location of the house on the <br />parcel, locating a detached garage in the rear yard is an option; however, several <br />mature trees would need to be removed in order to accommodate such a garage <br />unless it were placed far back on the lot. In addition, since the house is only 10 feet <br />from the north property line, a variance would be needed for a driveway to access <br />such a garage. <br /> <br />2.4 An addition to the existing one-stall attached garage appears to be the only viable <br />alternative. The proposed eight-foot addition is the minimum possible to provide <br />an additional parking space and allow the replacement of the existing single garage <br />door with a double garage door. The substandard width of the lot, the location <br />of the existing house on the property, and the location of mature trees on the <br />parcel create practical difficulties for constructing an additional garage space <br />on the parcel. <br /> <br />2.5 Because of the proximity of the proposed addition to the property line (within three <br />feet), a fire wall would need to be installed on the north side of the addition. The <br />soffit on this side of the addition could not extend more than eight inches from the <br />wall of the garage addition, and a gutter would be needed on this side of the <br />addition to prevent water from being diverted on to the adjacent property. <br /> <br />2.6 This request could have been processed as a minor variance request; however, the <br />applicants were unable to obtain the written consent of the adjacent property owner. <br /> <br />2.7 Section 1012.01 (B) of the City Code requires a side yard setback of five feet for <br />platted lots or parcels of record existing on May 21, 1959. <br /> <br />Section 1013.02 outlines the criteria and procedure for considering a variance. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff made the following findings: <br /> <br />1. Section 1012.01 (8) of the City Code requires a side yard setback of five feet <br />for a parcel existing on May 21, 1959. The existing house is setback 10 feet <br />from the north property line. <br /> <br />2. The substandard width of the lot, the location of the existing house on the <br />property, and the location of mature trees on the parcel create practical <br />difficulties for constructing a detached garage on the parcel. <br /> <br />3.
