Requirement Proposal Variance An accessory building Lot Coverage - 25% of required rear yard (574 square feet) 76.5% coverage (1,756 square fe,et) 1.2 The City Council upheld staffs interpretation of these requirements during an ~- administrative appeal of the interpretation by Mr. Heffernan; however, the City Council did provide Mr. Heffernan with the opportunity to go through the minor variance procedure for this request. The request was denied by the Minor Variance Committee, and Mr. Heffernan has decided to apply for a variance through the regular variance procedure. BACKGROUND Michael Heffernan owns a two family dwelling at 2042-2044 Dale Street North. The property is located in an R-2 Single Family Residential District, and the Comprehensive Plan identifies this property as Low Density Residential. Adjacent land uses include low density residential to the north, south, east, and west. 2.2 Mr. Heffernan is requesting a variance from Section 1004.01 of the City Code, to allow the construction of a second accessory building and to increase the lot coverage to 76,5% of the required rear yard. Mr. Heffernan's lot is 76.5' x 267' (20,426 square feet) and is occupied by a duplex and an existing detached garage.
