The request was denied by the Minor Variance <br />Committee, and Mr. Heffernan has decided to apply for a variance through the <br />regular variance procedure. <br /> <br />BACKGROUND <br /> <br />Michael Heffernan owns a two family dwelling at 2042-2044 Dale Street North. The <br />property is located in an R-2 Single Family Residential District, and the <br />Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br />land uses include low density residential to the north, south, east, and west. <br /> <br />2.2 <br /> <br />Mr. Heffernan is requesting a variance from Section 1004.01 of the City Code, to <br />allow the construction of a second accessory building and to increase the lot <br />coverage to 76,5% of the required rear yard. Mr. Heffernan's lot is 76.5' x 267' <br />(20,426 square feet) and is occupied by a duplex and an existing detached garage. <br />In order to provide vehicle storage and yard equipment storage for both dwelling <br />units, Mr. Heffernan is proposin~ a second detached garage.
