L The proposed Twin Lakes redevelopment project will not have air
quality Impacts significant enough to cause a violation of state
carbon monoxide standards.

J. Noise levels for the forecast year of 2011, modeled with and
without project traffic, are predicted not to exceed the state daytime
residential standard of 65 dBA. Project generated traffic is forecast
to add 1 dBA or less to noise levels. A change in traffic noise levels
of ress than 3 dBA is generally imperceptibre. Therefore, the
forecast change in noise associated with project generated traffic is
not considered a significant impact.

K. The analysis conducted did not reveal any substantial impacts that
would require further investigation prior to proceeding with
developmenUredevelopment in the project area.

L

The proposed redevelopment could result
improvement through hazardous waste
enhancements, and improved infrastructure.

in environmental
cleanup, visual

1.4 The following comments have been received:

A. Minnesota Department of Health: Locations and setbacks from
contamination of all active, unused, or unsealed wells must be
50 feet, 20 feet if the sewer line meets the Minnesota Plumbing
Code and is gravity or pressurized for single family use. A
sewer line must be no closer than 10 feet to a buried water
service line. A welt inventory was recommended.

.

B.
