Inventory / Analysis <br /> <br />The Twin .Lakes disuict includes. or it will include once its redevelopment is <br />completed. pIedominandy foue types of land uses - parks and open space. retail <br />commercial, office/showroom. and light indusuiaUwuch.ousc. The aerial view <br />of the westerly half of the project area and the Land Use Guide Plan (Figure 1) <br />illwrrate the existing and the proposed conditions in the Twin Lakes disuiCt. <br /> <br />Two parks. Langton l..ake Park and Oasis Park. form the northerly edge of me <br />Twin I.akes distria. A relativdy large wedand and pond are located in the strip <br />between Cleveland Avenue and I-35W. The C2St end of the district has been <br />redeveloped with retail commercial uses. The cenual portion of the distriCt <br />contains mainly office/showroom developments. The west end of the distriCt. <br />which is to be converted to light industrial/warehouse uses. has not been <br />redeveloped yet and currendy contains a m.ixture of uses including: truck service <br />and recycling businesses along the west side of Fairview Avenue; the nc:wly <br />COtUtructed Twin I..akes Medical Building and the [wo Twin Lakes Corponte <br />Center office/showroom buildings west of Fairvicw Avenue; and a mixture of <br />truck service. indusuial, and miscellaneous uses in the rest of ilie area.. <br /> <br />In addition to the uses described above, a small low-densicy residential <br />development is located between I...angton Lake Park and Oasis Park and the area. <br />immediately west of Langton Lake Park has been designated as a potential <br />future corporate headquarters site and/or high-density residential. <br /> <br />The proposed redevelopment of the west end of the Twin Lakes district and the <br />construction of the Twin I..akes Parkway arc impacted by a number of forces <br />and issues. Some of the forces/issues represent constI2ints which need to be <br />addressed and resolved. Other forces/issues reprcsc:nt opportunities, which. if <br />properly considered and integrated in the planning and dcvdopment process. <br />could improve and enhance the ove:r.ill image and appearance of me Twin Lakes <br />district and could become a positive: addition to the City of Roscville. <br /> <br />Following is a discussion of the major forces/issues. illustrated in Figure 2. <br />which impact the Twin Lakes district and the development of me Twin Lakes <br />Parkway: <br /> <br />Twin witts Parkway Mast" Pliln <br /> <br />3 <br />
