Where the natural grade of a lot at <br />the building line of a house is eight feet (8') or more above the established <br />curb level, :I priv:lto gJrage an accessory buildinQ for vehicle storaoe <br />(qaraQe) may be erected within any yard, provided that one-half (1/2) of <br />the height or more is below grade level. ' _ Lti ~_ _ h-. \ <br />COf ~~ ff'Jl.\ l.J...\ <br />The overall area of attached qaraae space and detached accessory <br />buildinq space shall not exceed the floor area of the main level of the <br />principal residential structure on the property. <br /> <br />11. <br /> <br />12. <br /> <br />The size of an accessory buildina may be increased from 864 square feet <br />to a maximum size of 1008 square feet after a public hearinQ and <br />approval of a conditional use permit in accordance with Section 1013.01 <br />of the City Code. provided all other applicable provisions of this Section <br />are met. Conditions may be attached to the permit to mitiaate the impact <br />on adiacent properties, includina, but not limited to) increased setbacks, <br />landscape screeninq, architectural color and oetail requirements, <br />drainace provisions, and limitina additional exterior storace. <br /> <br />13. <br /> <br />Includina accessory structures, principle structures. pavement surfaces, <br />and concrete surfaces, the total impervious surface on each residential lot <br />shall not exceed 30%. <br /> <br />14. <br /> <br />Accessory buildinas in residential districts other than R-1 and R-2 districts <br />shall be placed in rear yards. and shall meet the same setback, heiQht, <br />and exterior finish reQulations as a principal structure for the zonina <br />district in which it is located. in addition to these requirements. <br /> <br />Ordinance _ - Page 2 of 3 <br />
