I I, Subd. 7(cXi) <br />(Rev - 1996) <br /> <br />(i) a Jetter of consent signed by the owner of the property which abuts the interior <br />lot line shall be submitted to the City; <br /> <br />(ii) the garage shall be located a diStance of not less than eight feel: ftom any <br />building on an abLrtring lot; <br /> <br />(iii) the width ofthc garage shall not exceed 20 feet. and the Jensth shaIJ not exceed <br />26 feet; <br /> <br />(iv) the garage waIl most paralJeJ and adjacent to the interior lot line shall have no <br />more than a one foot roof overhang (eave projccrlon); <br /> <br />(v) the garage wall most paraUel and adjacent to the interior lot Hoc shaU be <br />constructed with no openings, and with materials which provide a one hour fire <br />rating; and <br /> <br />(vi) a drainage plan shaH be approved by the City Engineer's office prior to <br />issuance of building permits. <br /> <br />d) windows or window units may project a maximum of 24 inches into a required front <br />yard, strectside side yard. or rear yard of a dwelling, provided that the floor area is not <br />increased by more than ten square feet,. however. in no case shaH they be closer than six <br />foct from any lot line; and <br /> <br />e) those items classified as "not encroachmenrs'l in Section 511.1 J. <br /> <br />f) the setback requirements for cluster home developments may be reduced to 25 fea in the <br />front and 12 feet: in the rear if the following criteria are met: <br /> <br />(i) the project can demonstrate that a superior design is achieved through the <br />reduced setback.
