Residential accessory buildings can reduce exterior clutter on residential <br />properties by providing storage for household goods, vehicles, and <br />recreational equipment. <br /> <br />2. Limiting the number, size, location, height, and appearance of accessory <br />buildings in residential zoning districts allows for such storage while <br />protecting the residential areas of the community from excessively large and <br />obtrusive accessory buildings. <br /> <br />3. Limiting the size of accessory buildings also maintains open space on <br />residential parcels. This open space is important for the absorption of <br />surface water run-off, allows for more air movement between lots, and helps <br />maintain the livability of residential neighborhoods. <br /> <br />4.0 STAFF RECOMMENDA TJON <br /> <br />1.1 Based on the findings outlined in Section 3.1, staff recommends that Section <br />1004.01 (A) of the City Code be amended as outlined below. Existing <br />language is struck-out, while new language is underlined. The order of the <br />various provisions within the section has also been changed for ease of <br />interpretation. <br /> <br />1004.01: GENERAL REQUIREMENTS IN ALL RESIDENCE DISTRICTS <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Each residential parcel shall be allowed one accessorv buildinQ and one <br />storaae/tool/aarden shed. A storaae/tool/aarden shed shall have a <br />maximum area of 120 square feet. a maximum heiaht of 12 feet. and shall <br />match the principal residential structure in exterior color and/or material. <br /> <br />2. loc::ltion: No accessory building shall be erected or located within any front <br />yard other than the rear yard exce~t fur a through lot wt:1on it shall Be <br />looated in the side yard. Accessorv buildings shall be located behind the <br />established buildinQ line of the principal structure, except for throuQh tots <br />and fakeshore lots. Accessorv buildinQs on throuQh lots and lakeshore lots <br />may be located between the roadway and the principal structure, provided <br />said accessorv buildina meets the reauired front yard setback for the district <br />in which it is located. <br /> <br />3.
