<br />;; '. <br /> <br />ALTERNATIVE B <br /> <br />1004.01 <br /> <br />Accessory Buildings. Storage. Uses and Storage of Equipment. <br /> <br />A. <br /> <br />An a~cessory building shall be considered an integral part of the principal <br />building if it is located less than six (6) feet from the principal building. An <br />attached residential garage shall not set closer than five (5) feet of a side <br />property line and five (5) feet of a rear property line, except where <br />adjacent to a public right-of-way, the rear set back shall be at least thirty <br />(30) feet. <br /> <br />B. <br /> <br />Two types of accessory buildings are permitted on a residentially zoned or <br />used lot including one storage or tool shed and one detached residential <br />garage which are defined as follows: <br /> <br />1) Storage or Tool Shed. A one store accessory building of less than <br />one hundred twenty (120) square feet gross area with a maximum <br />roof height of twelve (12) feet and exterior colors or materials <br />matching the principal structure or utilizjng earthen tones. <br /> <br />2) Detached Residential Garage. A one story accessory building <br />used or intended for the storageof motor driven passenger vehicles <br />with a maximum gross area of seven hundred fifty (750) square <br />feet and a maximum roof hight of fifteen (15) feet. The exterior <br />color, design and/or materials shall be similar to the principal <br />structure. A detached residential garage shall not be set within five <br />(5) feet of a side lot and five (5) feet of a rear lot line. <br /> <br />3) a storage or tool shed as defined inthis section may be placed on <br />any lot in addition to the permitted accessory building, and shall not <br />be set within five (5) feet of any side or five (5) feet of a rear lot line. <br /> <br />4) No accessory building or use shall be constructed or located on a <br />lot until a building permit has been issued for the principal building <br />to which it is accessory. <br /> <br />5) No combination of accessory buildings, uses, or garages per single <br />family homes shall occupy more than twenty-five (25) percent of a <br />rear yard. No garage or accessory building may be greater than <br />the dwelling. Garages or accessory buildings and uses which <br />exceed the aforesaid maximum may be allowed with a Conditional <br />Use Permit under the provisions of Section of this Code. <br /> <br />6) One accessory detached garage structure shall be allowed for <br />each dwelling.
