<br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: OS/26/98 <br />ITEM NO: C-4 <br /> <br /> <br />Manage~proved: Agenda Section: <br />~ CONSENT <br /> <br />George Hernandez request for a minor variance to approve an 24'x24' <br />accessory building at 2360 Cohansey Street (PF#3025). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 George Hernandez is requesting a minor variance to construct a 24' x 24' storage <br />garage at 2360 Cohansey Street. The size of an accesory building is limited to 25% <br />of the required rear yard. Mr. Hernandez is also requesting the City to waive its <br />policy of requiring a driveway to the storage building because this building will be <br />used for "occaisional use" vehicles and equipment. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Accessory building size 465 s.f <br />(25% of req. rear yard) <br /> <br />576 s.1. <br /> <br />111 s.1. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 George Hernandez owns a home at 2360 Cohansey Street. The property is zoned <br />R-1 Single Family Residential and adjacent land uses are single family residential <br />to the north, south, east, and west. <br /> <br />2.2 Mr. Hernandez is requesting a variance from Section 1004.01 (A), City Code, <br />permitting him to increase the size a detached accessory building to 24' x 24' (576 <br />s.1.) for storage of a boat, antique car, and lawn equipment on his property. The lot <br />is irregular in shape and narrows to 62 feet at the rear property line. In order to <br />maximize use of the rear yardl Mr. Hernandez would like to construct one storage <br />building to one side of the rear yard and minimize the impact on the rear yard. By <br />placing the storage building in this location and not constructing another garden <br />storage shed, Mr. Hernandez will reduce overall impervious surfaces. Because he <br />will use the boat and vehicle infrequently, Mr. Hernandez would like the City to <br />waive the requirement to install a driveway to access this detached storage building, <br />since it will not be used for everyday vehicle storage. The garage will be used for <br />storage of a boat and trailer, antique car, riding lawnmower, utility trailer, deck <br />furniture and gardening tools. The irregular shape of the parcel and the location <br />of mature trees on the parcel creates a practical difficulty for the applicant, <br />which makes one larger building more feasible than two smaller ones. <br /> <br />PF#3025 - RCA (05/26/98) - Page 1 of 3 <br />
