<br />1. The site must be developed in accordance with the final plans (site plan, <br />grading/erosion control plan, utility plan, landscape plan, and building <br />elevations) submitted and approved in conjunction with the request for a <br />conditional use permit. Minor variations from the approved plans may be <br />approved by the City's Development Review Committee, under the direction <br />of the Community Development Director; however, any substantial <br />departures from the approved site plan will require an amendment to the <br />conditional use permit. The conifers along the east property line must be <br />preserved if possible. <br /> <br />2. The exterior elevations of the building must be modified to bring the building <br />into compliance with the City's design standards. The exterior materials need <br />to be upgraded to meet commonly used retail store materials (brick, trim <br />block, and stucco - all to be color impregnated), as approved by the City's <br />Community Development Director. <br /> <br />3. Final grading and utility plans must be reviewed and approved by the Public <br />Works Director prior to the issuance of any building permits. A Rice Creek <br />Watershed permit must be obtained prior to the issuance of any building <br />permits. <br /> <br />4. Sidewalks need to be extended across the east frontage of the property from <br />the bike path south, at the applicant's expense, in conjunction with site <br />development as required by Section 1012.07 of the City Code. Pedestrian <br />access must also be provided from this sidewalk to the front door of the NTB <br />building via a paved pedestrian surface. <br /> <br />5. All site lighting, including lighting for the parking area and exterior building <br />lighting, must be downcast, shielded, and comply with the requirements of <br />Section 1010.12 of the City Code. <br /> <br />6. All signage for the project must comply with the requirements of Section <br />1009 of the City Code, including the size and location of wall signs, pylon or <br />monument sign, and directional signs. If a pylon or monument sign is used, <br />it must adhere to the materials palette of the building. <br /> <br />7. Air conditioning must be available to the entire building in order to allow the <br />overhead doors to remain closed in the summer. HVAC on the roof must be <br />screened with a 5 foot wall (as proposed). <br /> <br />8. Prior to a building permit being issued for redevelopment of the site, the <br />applicant shall post a landscape bond, letter of credit, or other security <br />acceptable to the City, in an amount equal to 150% of the cost of site <br />landscaping, street tree planting, and site restoration. The specific amount <br />of this security shall be determined by the Community Development Director <br />following completion of all site construction plans. <br /> <br />PF#3027 - RPCA (06/10/98) - Page 6 of 7 <br />
