The exterior elevations of the building must be modified to bring the <br />building into compliance with the City's design standards. The exterior <br />materials need to be upgraded to meet commonly used retail store <br />materials (brick, trim block, and stucco - all to be color impregnated), as <br />approved by the City's Community Development Director. <br /> <br />3. Final grading and utility plans must be reviewed and approved by the <br />Public Works Director prior to the issuance of any building permits. A <br />Rice Creek Watershed permit must be obtained prior to the issuance of <br />any building permits. <br /> <br />4. Sidewalks need to be extended across the east frontage of this property <br />and the Knights of Columbus property from the bike path south to <br />Oakcrest, at the applicant's expense, in conjunction with site development <br />as required by Section 1012.07 of the City Code. Pedestrian access must <br />also be provided from this sidewalk to the front door of the NTB building <br />via a paved pedestrian surface. <br /> <br />5. All site lighting, including lighting for the parking area and exterior <br />building lighting, must be downcast, shielded, and comply with the <br />requirements of Section 1010.12 of the City Code. <br /> <br />6. All signage for the project must comply with the requirements of Section <br />1009 of the City Code, including the size and location of wall signs, pylon <br />or monument sign, and directional signs. If a pylon or monument sign is <br />used, it must adhere to the materials palette of the building. <br /> <br />7. Air conditioning must be available to the entire building in order to allow <br />the overhead doors to remain closed in the summer. HVAC on the roof <br />must be screened with a 5 foot wall (as proposed). <br /> <br />8. Prior to a building permit being issued for redevelopment of the site, the <br />applicant shall post a landscape bond, letter of credit, or other security <br />acceptable to the City, in an amount equal to 150% of the cost of site <br />landscaping, street tree planting, and site restoration. The specific <br />amount of this security shall be determined by the Community <br />Development Director following completion of all site construction plans. <br /> <br />9. A cross parking easement with the Knight of Columbus for Knights of <br />Columbus overflow parking must be recorded prior to the issuance of any <br /> <br />6 <br />
