<br /># <br /> <br />, <br /> <br />Proposal <br /> <br />.National Tire and Battery proposes to build a 10,970 square foot building on the <br />site. The site plan shows parking for 57 vehicles which exceeds the City <br />requirements for a facility of this type and size. Access will be provided to the <br />Snelling frontage road at the current location. A cross access easement will be <br />executed with the Knights of Columbus parcel to the south. The site will receive <br />limited (once a week) deliveries by tractor-trailers. <br /> <br />NTB is a specialty retailer engaged in the following activities: <br /> <br />. New tire (passenger cars and light duty trucks) sales and installation <br />. Brake service <br />. Shocks and strut sales and installation <br />. Alignments and associated repairs <br />. Custom wheels sales and installation <br /> <br />All service work takes place inside of the building in a guaranteed 59 minute or <br />less. No vehicles will be left outside overnight. <br /> <br />NTB will be open Monday through Saturday 7:00 a.m. to 9:00 p.m. and on Sunday <br />from 8:00 am to 6:00 p.m. Based on comparable facilities NTB will employ 20 <br />full and part time employees at this store. <br /> <br />The building is constructed of 12" load bearing, painted, split faced CMU <br />(concrete masonry union I blocks) to a height of approximately 23' -4". The ceiling <br />height is approximately 18' - 0" leaving approximately five feet of wall height for <br />screening of roof top mechanical equipment. The store front facing Snelling <br />Avenue will have typical glass and aluminum store front entrance with an E.LF.S. <br />each side. The roof system is steel bar joist spanning up to 64' -.0" between the <br />CMU walls, covered with a metal deck, rigid insulation and a bitumen roofing <br />membrane. <br /> <br />The dumpster area is a concrete pad of 10' - 0" x 13' - 4", enclosed with 8" CMU <br />similar to the building, to a height of T - 4", painted to match the building, with a <br />9' - 4" pair of chain link fence gates, with black privacy slats. The dumpster area <br />will be covered. All new and used tire storage is inside of the building. <br /> <br />Veh.icles being serviced enter the building on the East Side of the site and exit the <br />building on the south side of the building. This design will minimize the noise <br />impact on the adjacent properties. <br /> <br />Storm water is sheet drained to a pond along the western property line this pond <br />discharges into the existing storm sewer located immediately north of the site in <br />Rosebrook Park. Rate control and treatment volume requirements are achieved. <br />( <br /> <br />Variance <br /> <br />There are no variances required. <br /> <br />" <br />
