Drainage on the property must be directed to the front of the property. <br />Drainage cannot be directed to adjacent properties to the north or east. <br /> <br />4. Storm water detention and collection must be provided on site to insure that <br />the run-off rate for a 1 O-year event does not exceed the current run-off rate. <br /> <br />5. Temporary construction and erosion control easements will need to be <br />obtained from the property owners to the north and east [n order to construct <br />the building addition. <br /> <br />6. The north and east walls of the addition must be fire rated (four hour) with no <br />openings (windows or doors). These wall must be screened with vegetation <br />from the residential areas to the east. A plan has not been submitted to date. <br /> <br />7. The exterior storage of equipment being repaired must be brought into <br />compliance with the City Code (no exterior storage allowed, except for <br />display areas allowed by 1990 conditional use permit). <br /> <br />4.2 Based on the findings outlined in Section 3.2, staff recommends denial of the <br />request for a variance to reduce the setback of a pylon sign to 5 feet for the purpose <br />of replacing an existIng pylon sign at 1930 Lexington Avenue North. <br /> <br />As an alternative, staff recommends approval of a variance to reduce the setback <br />of a pylon sign to 15 feet (from the front property line) for the purpose of replacing <br />an existing pylon sign at 1930 Lexington Avenue North, with the following <br />provisions: <br /> <br />, 1. A landscape island or masonry planter box must be installed at the base of <br />the sign, as approved by the Community Development Director. <br /> <br />2. The sign must not exceed 100 square feet in area per face or 20 feet In <br />overall height. <br /> <br />5.0 PLANNING COMMISSION ACTION <br /> <br />5.1 At the hearing held on August 12, 1998 the Planning Commission recommended <br />approval of a variance to reduce the rear yard (east) setback to 3 feet and the side <br />yard (north) setback to 4.5 feet for the purpose of constructing an addition to an <br />existing building (within established building lines) at 1930 Lexington Avenue North, <br />based on the findings outlined in Section 3.1 of this report and with the provisions <br />outlined in Section 4.1 of this report. <br /> <br />52 At the same hearing, the Planning Commission recommended deniat of a variance <br /> <br />PF#3029 - RCA (08/24/98) - Page 6 of 7 <br />
