<br />to reduce the front yard setback of a pylon sign to five feet for the purpose of <br />replacing an existing pylon sign at 1930 Lexington Avenue North, based on the <br />findings outlined in Section 3.2 of this report. The Commission recommended an <br />alternative as listed in 5.3. <br /> <br />5.3 The Commission also recommend approval of a variance to reduce the front yard <br />setback of a pylon sign to 15 feet for the purpose of replacing an existing pylon sign <br />at 1930 Lexington Avenue North, based on the findings outlined in Section 3.2 of <br />this report and with the provisions outlined in Section 4.2 of this report. <br /> <br />5.4 The Planning Commission's draft minutes concerning the project are attached. <br /> <br />6.0 SUGGESTED COUNCIL ACTION <br /> <br />6.1 By motion, approve of a variance to reduce the rear yard (east) setback to 3 feet <br />and the side yard (north) setback to 4.5 feet for the purpose of constructing an <br />addition to an existing building (within established building lines) at 1930 Lexington <br />Avenue North, based on the findings outlined in Section 3.1 of this report and with <br />the provisions outlined in Section 4.1 of this report. <br /> <br />(It is understood from written communications in the packet that the applicant will <br />comply with the landscaping and screening plans agreed to by the Townhome <br />Association and will also comply with the drainage/storm sewer corrections <br />recommended by City Engineering. <br /> <br />6.2 By motion, approve of a variance to reduce the front yard setback of a pylon sign <br />to 15 feet for the purpose of replacing an existing pylon sign at 1930 Lexington <br />Avenue North, based on the findings outlined in Section 3.2 of this report and with <br />the provisions outlined in Section 4.2 of this report. <br /> <br />Attachments: location map; notice of public hearing; survey of property with proposed addition; perspective <br />view of proposed addition; floor plan of building with proposed addition; proposed pylon elevation; letter from <br />David Johnson; and photos of property; letter dated 8/5/98 from adjoining property owner McCarthy). <br /> <br />60-day Time Limit: application submitted on June 8, 1998; application accepted as complete on June 18, <br />1998; decision deadline is August 7, 1998.
