<br />As an alternative, staff recommends approval of a variance to reduce the setback <br />of a pylon sign to 15 feet for the purpose of replacing an existing pylon sign at 1930 <br />Lexington Avenue North, with the following provisions: <br /> <br />1. A landscape island or masonry planter box must be installed at the base of <br />the sign, as approved by the Community Development Director. <br /> <br />2. The sign must not exceed 100 square feet in area per face or 20 feet in <br />overall height. <br /> <br />5.0 SUGGESTED ACTION <br /> <br />5.1 By motion, recommend approval of a variance to reduce the rear yard (east) <br />setback to 3 feet and the side yard (north) setback to 4.5 feet for the purpose of <br />constructing an addition to an existing building (within established building lines) <br />at 1930 Lexington Avenue North, based on the findings outlined in Section 3.1 of <br />this report and with the provisions outlined in Section 4.1 of this report. <br /> <br />5.2 By motion, recommend denial of a variance to reduce the front yard setback of a <br />pylon sign to five feet for the purpose of replacing an existing pylon sign at 1930 <br />Lexington Avenue North, based on the findings outlined in Section 3.2 of this report. <br /> <br />5.3 By motion, recommend approval of a variance to reduce the front yard setback of <br />a pylon sign to 15 feet for the purpose of replacing an existing pylon sign at 1930 <br />Lexington Avenue North, based on the findings outlined in Section 3.2 of this report <br />and with the provisions outlined in Section 4.2 of this report. <br /> <br />5.4 The Planning Commission's recommended action will be forwarded to the City <br />Council for final action on Monday, July 27,1998. <br /> <br />Attachments: location map; notice of public hearing; survey of property with proposed addition; perspective view <br />of proposed addition; floor plan of building with proposed addition; proposed pylon elevation; letter from David <br />Johnson; and photos of property. <br /> <br />6O-day Time Umit: application submitted on June 8, 1998; application accepted as complete on June 18, 1998; <br />decision deadline is August 7, 1998. <br /> <br />Prepared by: Kim L.
