A copy of the plan <br />review checklist is attached. There are a number of items of particular importance with regards to <br />this project. The items are as follows: <br /> <br />1. This property is located at the intersection of Lexington Avenue and Roselawn Avenue. This <br />intersection has been identified as part of the cornerstone program. In order to accomplish the <br />goals of the cornerstone program, I suggest that City staffwork with both Suburban <br />Hardware and Kath Oil to develop a plan which would include the northeast and southeast <br />comers of the intersection. This seems like an excellent opportunity to address this issue, <br />because further investment in the Suburban Hardware property wi11 only create more <br />difficulties implementing the cornerstone program in the future. <br /> <br />2. The existing parking lot was overlaid several years ago. At that time, concrete curb and <br />gutter was required, but not completed by Suburban Hardware. As part of the current <br />upgrade, concrete curb and gutter is required around the entire parking lot. <br /> <br />3. There is currently a very wide drive aisle within the existing parking lot to the west of the <br />store. It is conceivable that the applicant could add square footage similar to that proposed <br />onto the west side of the building without impacting the amount of parking spaces or the <br />operation of the parking lot. <br /> <br />4. There is currently a great deal of outside storage on the site. The front of the store is used as a <br />display area for lawn and garden equipment, and repair items are stored on the south side of <br />the building. With the addition of the rental operation, I am concerned that additional outdoor <br />storage of items will occur, particularly vehicles and trailers. The code appears somewhat <br />ambiguous with regards to this topic; I have attached a copy of the language for your review. <br />It appears as if outdoor display of vehicles is allowed, provided the use is allowed. In this <br />case, if the rental operation is a1towed, storage ofvehic1es relating to the operation would be <br />allowed as well. <br />
