<br />5. Lexington Avenue is designated as a future 99-foot right-of-way by Ramsey County. This <br />would require an additional 16.5 feet of right-of-way from the Suburban Hardware site. <br />Depending on how much traffic would be generated by the rental operation, the additional <br />right-of-way could be required. <br /> <br />6. If a variance is approved for the proposed addition, I am unclear how the applicant will get <br />the proper equipment behind the building to complete the addition without encroaching on <br />adjacent properties. <br /> <br />7. Because of the additional impervious surface, the applicant will be required to provide stonn <br />water detention so that the runoff rate in a 10-year stonn event after construction is the same <br />as the rate based on existing conditions.
