(2%) <br /> <br />1.2 Ms. Dobesh originally requested a variance to allow the construction of a 28' x 36' <br />(35%) at the same setback line (19'); however, this request was modified based on <br />the comments of the Minor Variance Committee. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Julie Dobesh owns a home on a corner lot at 2151 Midlothian Road. The property <br />is zoned R-1 Single Family Residential and adjacent land uses are single family <br />residential to the north and south, a church to the east, and an elementary school <br />to the west. <br /> <br />2.2 Ms. Dobesh is requesting a variance from Sections 1004.01 (A) and 1004.02(0)(4), <br />City Code, to reduce the corner side yard setback to 25 feet and increase the rear <br />yard lot coverage to 27% in order to construct a new garage. The existing 16' x <br />22.5' garage is set back approximately 19 feet from the front property line. By <br />placing the new garage 25 feet from the corner side yard property line, a vehicle <br />parked in the driveway will be completely on the applicant's property and a mature <br />tree in the rear yard can be saved. The location of the property on a comer and <br />the location of a mature tree create a physical hardship, while the location of <br />the existing garage presents a practical difficulty for the applicant. <br /> <br />PF#3032 - RCA (06/08198) - Page 1 of 3 <br />
